Consultation

Sit down with one of our agents to discuss your home search needs/wants while getting acquainted to the process of purchasing a new home.

Working Together

Now that you have agreed to work with us, you have become part of our TEAM! We can begin to work towards finding the perfect home for you.

PRE - APPROVAL

Most buyers intend to obtain a mortgage to buy a home. To show Sellers you are a serious buyer, you should have yourself pre-approved.

Once details of your home search are discussed with your agent, you will begin receiving updates anytime a home fitting your search comes on the market from your local MLS Database.

Please continue to search popular websites such as Zillow, Trulia, Realtor, etc. You can send us homes you are interested in touring, & we will set up times for you to view these properties.

Touring Home

Once we have a list of homes you are interested in touring, your agent will set up appts. that work with your schedule. Try to keep this list between 4 & 6 homes at a time.

Open Houses

Let your agent know you are
attending an open house and be
sure to let the hosting agent
know are working with us!

Once you find a home you love, your agent will do a Comparative Market Analysis to guide you in the right direction with your offer amount.

We will send you a contract of sale to sign, which includes your Purchase Price. Deposits & Deadlines. All the terms of the contract can be addressed.

Presenting offers

After you have signed your offer, your agent will present it to the seller's agent. It is always a nice touch to provide a personal letter from you, stating a little about yourself.

SELLER RESPONSE

Once your offer is presented, we will wait for their response. They will either accept, reject, or counter your offer. This is where your agent will negotiate on your behalf.

ATTORNEY REVIEW

Now that both parties have signed the contract, we are in Attorney Review. This is where your attorney & the seller's attorney will adjust any concerns regarding the contract.

DEPOSITS DUE

When drafting your offer, your agent will discuss the Deposit Structure for your contract. Once accepted, these deposits will need to be made according to schedule.

INSPECTIONS

You will confirm with your inspector a date & time for them to inspect the home. You should expect to be there for 3-4 hours. The attorneys will then discuss any concerns within the report.

APPRAISAL

While you are Under Contract, the bank will schedule for someone to come and appraise the property. This is to ensure the purchase price of the home is in line with its value.

CERT. OF OCCUPANCY

This is obtained by the Seller & states that the property is safe for you to live in. You are purchasing an AS IS home.

TITLE SEARCH

Your attorney will issue a Title Search for the property to ensure there are no liens or Title issues.

MORTGAGE COMMITMENT

Your mortgage company will provide a final commitment letter to all parties stating you have received the mortgage.

UTILITIES

We are now at the point of where the utilities for the home should be switched to your name! 

CLOSING

The time has come to close! You sign all the needed paperwork, provide your final deposit.
